When refinancing your current mortgage or applying for a new home loan, getting your credit report is easy. AnnualCreditReport.com is the ONLY authorized source to get your free annual credit report under federal law. The Fair Credit Reporting Act guarantees you access to a free credit report from each of the three nationwide reporting agencies — Experian, Equifax, and TransUnion — every twelve months.

Because the information in your credit report is used to evaluate your application for credit when buying a home, you should be sure the information is accurate and up-to-date. In addition, monitoring your credit is one of the best ways to spot identity theft. Check your credit report at least once a year to correct errors and detect unauthorized activity.

When applying for an FHA home loan, a tri-merge credit report is used. A tri-merge credit report is a combination of reports from all three credit bureaus listed below. When applying for a home loan, a single credit report is not sufficient, a tri-merge credit report is required. Mortgage lenders evaluate the three credit scores and use the score which ranks in the middle as your final credit score.

Each time your credit is checked a record is added to your credit report. If there are too many checks on your credit in a short period of time your score may be negatively impacted. At a minimum, the credit checks will be displayed to all subsequent creditors, who may be more cautious if they see too many credit checks.

Credit scores range from about 375 to 900. Different lenders require different credit scores so there are no hard and fast rules when it comes to credit scores. Generally, a score of 700 or above is normally required for the lowest interest rates available.
